Commercial Construction Our Commercial Construction Division includes owner’s representation, construction management, pre-construction services, and consulting services. We are experienced in all aspects of new construction, renovations, fit-outs, capital work, and special projects. Our focus is to assist landlords and tenants in order to deliver construction projects on time and within budget.

Owner’s Representation

An owner’s representative, or owner’s rep, works along side design professionals and construction contractors under a direct contract with the building owner or tenant through all stages of construction. Our team is equipped to represent our clients and their best interests through any stage of the construction process. The scope of services may vary from project to project but generally includes the following items:

  • Providing advice and consultation on design, value engineering, scope of the work, cost estimating, general contractor and subcontractor prequalification, scheduling, and construction.
  • Selection, negotiation with, and oversight of a designer and a general contractor.
  • Ensuring the preparation of time schedules which shall serve as control standards for monitoring performance of the building project.
  • Assisting in project evaluation.

Construction Management

Construction Management responsibilities can often overlap with that of the owner’s representative so much so that the names are often used interchangeably. In our world they are distinct and depend on the project delivery method and hierarchy of control. Construction Management responsibilities are focused on the completion of tasks on time and within budget rather than consultation and oversight. Responsibilities include but are not limited to:

  • Applying for building permits and securing the property.
  • Competitive bidding of work to subcontractors.
  • Managing on-site personnel and all subcontracts.
  • Monitoring schedules and cash flows, and maintaining accurate records is the overall planning, coordination, and control of a project from beginning to completion.
  • All subcontractors work under the construction project manager.
